CleanSpark has secured a 20-year lease for its 175MW data center in Sandersville, Georgia, marking a significant evolution from its Bitcoin mining roots into a diversified digital infrastructure platform. The agreement with an unnamed "high investment-grade global technology company" highlights the intensifying competition for large-scale power capacity to support AI workloads.

The lease agreement covers the entire 175MW of IT capacity at the Sandersville facility and is expected to generate $6.6 billion in contracted revenue over the initial 20-year term. The tenant, described as a leading global technology company, has also secured exclusivity across CleanSpark’s Texas portfolio, which includes 718 acres and 885MW of planned capacity.

CleanSpark’s shift toward AI infrastructure follows a broader industry trend where traditional mining firms leverage their secured power assets to meet the skyrocketing energy demands of generative AI training and inference. The company currently manages a portfolio of more than 1.8GW of power and land across the United States.

Why this matters

This deal underscores the "second-mover advantage" in the AI infrastructure race, where companies that secured land and power permits early are now monetizing those assets at institutional scale. For the energy grid, it represents another 175MW of high-density load being locked into long-term operation, further straining regional utility planning in the Southeast.

Context

Sandersville, located southwest of Georgia's secondary data center hub in Augusta, has seen CleanSpark operations since 2022. Georgia has become a primary target for data center expansion due to relatively lower land costs and previously available power, though recent legislative pushes in the state have sought to protect residential ratepayers from the infrastructure costs associated with such massive compute loads.

What happens next

CleanSpark will begin deploying production-grade infrastructure at the Sandersville site dedicated to the tenant's computing workloads. The company also plans to monetize its Texas campuses, including the Sealy and Bazoria sites, which represent nearly 900MW of additional capacity that could be converted from mining to AI-focused digital infrastructure.
